A patio wall in Mantoloking, before, during, and after
From April 1 to 7, 2026, we worked on the back wall of a covered outdoor dining area in Mantoloking, a roofed patio with ceiling fans and a long table. It started as a plain grey wall. Nothing wrong with it, and not much to look at.
We moved the furniture out and put a new panel wall up across the whole back of the patio over about a week. The photos show the plain wall before, the panels partway up, and the finished wall with the table and chairs back in place.

Salt air and sand on a Mantoloking house
Salt spray gets to the windows first. It dries to a white film on the glass, and on the ocean side you're looking at it again within weeks. Leave the sills and frames unrinsed, and they corrode. Shaded siding mildews. The sunny side goes chalky. What ends up in the gutters out here is mostly sand and grit off the shingles, not leaves. A downspout packed with sand is just as clogged.
On the island, the work starts with windows, inside and out, and soft wash house washing. We do power washing for driveways, patios, and pool decks. Gutter cleaning out here means every downspout gets flushed until it runs clear. Any house that gets heavy use all summer needs its dryer vent and AC coils cleaned too, and the handyman list covers the rest.
The Quarterly Maintenance Plan for a Mantoloking second home
The Quarterly Maintenance Plan was built for a house you're not at most of the week. It's four visits a year, each with its own checklist for the season, and every visit gets a new HVAC filter.
In spring we soft wash the siding, power wash the hard surfaces, and clear the gutters, so the house is ready before your first summer weekend. In summer, we do the windows inside and out and clean the AC coil, and the water heater gets flushed. Fall is the gutters again, plus the low ceiling fans and a garage door tune-up. Light handyman work too. In winter we clean the dryer vent and the exhaust vents. The range hood and dishwasher filters get done then, along with the refrigerator coils and the alarm batteries, and we look the house over while it's sitting empty.
Year-round residents in Mantoloking use the same plan. Proactive, preventative work is most of what we do.
The commercial plan in Mantoloking
HOAs and condo associations get the commercial version of the plan, and so do property managers, landlords, and restaurants. You deal with one vendor on one schedule, and there's a single report to forward. The exterior gets washed and the walkways get pressure washed. We clear out the roof drains and scuppers and run the alarm and lighting checks, and then it's the handyman list, with photos after every visit.

About 30 minutes. We take the Route 37 bridge and come up Route 35, or come up through Brick. Our range goes out about an hour.
We photograph it and call you that day. Anything we do ourselves gets a quote, and if it needs a roofer or a plumber, we'll tell you so.
