Window Cleaning for Homes and Storefronts in Ocean & Monmouth County, NJ

Washing the outside of a home's windows

Our window cleaning covers the glass and the screens, inside and out, plus the sills and the frames. Anybody can wipe the panes. We pull the screens and wash them, and we clean the tracks. Frames get wiped down. Then the glass gets a proper scrub and squeegee so it dries without streaks.

We work out of Pine Beach as Sterling Properties Cleaning & Maintenance and clean windows for homes and businesses across Ocean and Monmouth County, in Toms River, Brick, Seaside Park, Lavallette, Wall Township, and the towns around them.

The window cleaning routine

Every window gets the same treatment, starting outside. The screen comes out and gets washed. We clean the track and sill, then scrub the glass with a washer and squeegee it dry before wiping the frame and the edges the squeegee can't reach. Then the inside gets done the same way, with drop cloths under the sill.

  • Exterior glass, frames, and sills
  • Interior glass, frames, and sills
  • Screens, removed and washed
  • Tracks and weep holes
  • Second-story windows by extension pole or ladder

We don't do glass repair or seal replacement on fogged double-pane units. If a window's fogged between the panes, no amount of cleaning is going to fix it, and we'll tell you so.

What the Shore does to your windows

Salt air is the main thing. Any window facing the ocean or the bay picks up a salt haze that water spots on, and a hard rain doesn't rinse it off. Sand blows against the glass and sits in the tracks, and between the pollen in spring and the humidity all summer, there's a film on there you only notice when the low sun hits it.

The usual schedule is twice a year, spring and fall. Homes near the water and businesses with a storefront often go more often, and a rental gets done before the season and again at turnover.

Homes, storefronts and office buildings

Homeowners get every window in the house done, inside and out, with the screens. For a shop or an office, the front glass is the storefront, and smudged glass tells the customer something before they walk in. Property managers, restaurants, banks, and retail across both counties have us clean their storefronts and office windows, plus the lobby glass and entry doors, on their own or as part of commercial property maintenance.

In her Google review, Lisa wrote, "Nick, the owner, is extremely professional and does an amazing job. I'm very pleased and will not hesitate to use them again."

The summer visit on the Quarterly Maintenance Plan

Window cleaning, inside and out, comes in the third quarter, July through September, on both the homeowner and commercial Quarterly Maintenance Plan. The AC coil cleaning and the water heater flush happen on that visit too. So summer's when the glass gets done, and while we're there, the equipment gets looked at.

Those quarterly visits are when things get noticed, and in Lavallette one of them turned up a roof leak in time. The plan isn't an HVAC membership. Windows are the summer item on a checklist that runs the whole house, and that checklist is on the home maintenance plan page.

What the visit looks like

Each window gets photographed before and after, time-stamped, and the set comes to you with a report that notes anything we found along the way, like a torn screen or a cracked pane. If a sash won't lock or a track holds water, that goes in too. Inside the house, we lay drop cloths and move the small stuff off the sills ourselves. We're licensed, bonded, and insured, NJHIC #13VH13963600.

Signs your windows are due

  • Haze on the glass the rain doesn't clear
  • Water spots on the ocean or bay side
  • Sand or grit in the tracks
  • Screens that look gray from the inside
  • A rental turnover or a listing about to be photographed

Window cleaning by town in Ocean and Monmouth County

Window cleaning in Seaside Park

Ocean on one side, bay on the other. Salt bakes onto the glass after every windy day, and rentals need the windows right before the season and after it. We do them inside and out, up to the second story, and the screens and sills come with it.

Window cleaning in Lavallette

Same island, same salt, more second homes. The oceanside blocks east of Route 35 take the wind and spray head on, so the glass there hazes over again within weeks, and owners have us back at the start of the season and when the house gets closed up in the fall.

Window cleaning in Lacey Township, Forked River and Lanoka Harbor

Lagoon houses get bay haze on the water side. On the street side it's a shade film. A lot of them were raised, so the second story sits higher than it used to, and we bring the ladders and poles for it.

Window cleaning in Wall Township, Monmouth County

The lots are bigger, with mature oaks and maples, and in May the pollen puts a coat on the glass that sticks until it's washed off. Spring and fall cleanings suit most homes here.

Window cleaning in Toms River and Brick

We're on this side of the bridge most days, so a window cleaning can ride along with a power wash or a gutter visit.

Questions we get about Window Cleaning

Yes, inside and outside. A full window cleaning from us means the glass and the screens, and we do the sills and frames too. If you only want the exterior done, say so when you book and we'll quote it that way.

Twice a year is what most homeowners do, once in spring and once in fall. Salt air and sand mean windows near the water get hazy faster, so some owners go more often.

Yes. We use extension poles and ladders for second-story and hard-to-reach glass.

Every time. The screens come out and get washed, then go back in. Leaving a dirty screen in front of clean glass defeats the point.

Yes. A lot of customers pair it with a house wash or a power wash, so the whole exterior gets done in one visit. On the Quarterly Maintenance Plan, window cleaning is part of the summer visit.

That's salt. Spray and haze off the ocean and the bay dry on the glass and leave a film a hose won't move. We scrub it off with a cleaning solution and squeegee the glass dry, so it doesn't streak when it dries.
