Soft Wash House Washing for Siding in Ocean & Monmouth County, NJ

Soft washing vinyl siding at low pressure

House washing gets the green algae and black mildew off your siding, along with the gray film of dirt the salt air leaves. We do it without blasting the house. It's a soft wash, so the pressure stays low, close to what a garden hose puts out, and a cleaning solution does the actual work by killing the growth. We let it sit and then rinse it off, and the siding comes clean because the algae is dead. Nothing gets forced off.

Sterling Properties Cleaning & Maintenance is based in Pine Beach, and we soft wash homes and buildings across Ocean and Monmouth County, in Toms River, Brick, Lacey, Lavallette, and the towns close by.

What a soft wash covers

We wash the whole outside of the house, siding on every side plus the soffits and fascia. The gutter faces and trim get done too. A soft wash works well on vinyl and stucco, and just as well on brick, painted wood, and fiber cement. Before we start, we wet down the plants and beds along the foundation. They get rinsed again when we're done.

  • All siding, soffits, and fascia
  • Gutter exteriors and downspouts
  • Trim, shutters, and window frames

Driveways and patios aren't part of it, and neither are decks or fences. Those need pressure, which makes them a power washing job.

Why Shore siding grows algae

Humid air off the ocean and the bay keeps the north-facing wall damp long after the sun has dried the rest of the house, and that's where the green algae starts. Salt settles on everything and holds the dirt in place. Then the black mildew spots show up under decks and behind shrubs. You'll see them along the bottom courses near the ground too.

Around here, a wash every 12 to 18 months keeps the growth from getting established and staining the siding. Rental owners often get it done before the season.

Homes and commercial buildings

Nothing you can do to a house changes how it looks from the street as much as a house wash. A business gets the same wash on the facade and entryways. We also do the drive-thru lanes and fences, and the signage, since a dirty sign is a sign nobody reads. The concrete and the dumpster pads are on our commercial pressure washing page.

Multi-unit buildings and townhome rows are a regular job for us, part of the commercial property maintenance we do for property managers and HOAs across both counties, plus restaurants, offices, banks, and retail chains.

The spring wash on the Quarterly Maintenance Plan

The exterior siding wash is a second quarter job on the Quarterly Maintenance Plan, April through June. Homeowners get the power wash and the gutter cleaning on that same visit, which means the whole outside of the house is done before summer. For commercial properties, that quarter covers the facade and entryways. The drive-thru lanes, fences, and signage get washed then as well.

A plan visit is also a set of eyes on the house. In Lavallette, one of them caught a roof leak while it was still a flashing job. The plan isn't an HVAC membership, and the siding wash is one of the 20+ items on the Quarterly Maintenance Plan checklist.

How wash day goes

We'll ask you to close the windows. Then we cover or move anything that shouldn't get wet and wet down the plants. The solution goes on from the bottom of each wall up. Once it's had time to work, we rinse from the top down. You get time-stamped before and after photos of every side of the house in a report, with a note on anything we saw that needs attention.

Signs your house needs a wash

  • A green tint on the north side or under the eaves
  • Black spots along the bottom few courses of siding
  • Gray streaks below windows and under gutter seams
  • Siding that hasn't been washed in more than 18 months

Questions we get about House Washing (Soft Wash)

Soft washing uses low pressure and a cleaning solution to kill the mildew, mold, and algae on siding, and then we rinse it away. Pressure washing works by force, which concrete can handle. Vinyl can't, and neither can stucco or brick.

Every 12 to 18 months works for most homes in our climate, and that keeps the growth from staining or wearing the siding. A north-facing wall near the water usually needs it closer to every 12 months.

Not when it's handled right. We wet the plants and beds first and rinse them again when we finish, and the cleaning agents we use break down.

Yes. The house wash takes in the gutter faces and fascia, plus the soffits, trim, and shutters. The inside of the gutters is a separate job we can do on the same visit.

Yes. The pairing we see most is a house wash with a power wash and a gutter cleaning in one visit. On the Quarterly Maintenance Plan, those already come bundled in the spring visit.

Roof washing isn't one of our standard services, and we never put pressure on a shingle roof. If yours needs it, ask when you call, and we'll tell you straight whether we can take it on as a soft wash or who to call instead.
