Commercial Pressure Washing in Ocean and Monmouth County

We pressure wash commercial properties across Ocean and Monmouth County, NJ, from the front entrance and the sidewalk out to the dumpster pad and the fence line.
Sterling Properties Cleaning & Maintenance is a commercial pressure washing company based in Pine Beach, on the Toms River, and we work about an hour out from there, most of Ocean County and the southern half of Monmouth.
The pressure gets matched to the surface. Visits stay on a schedule, and after every one, you get time-stamped before and after photos.

What we wash on a commercial property
We bring a commercial pressure washer and a surface cleaner, the round attachment that cleans flat concrete in even passes instead of leaving stripes. Where a stain or algae needs more than water, a cleaning solution goes down first, then gets rinsed off.
- Building facades and entryways
- Walkways, sidewalks and patios
- Drive-thru lanes
- Dumpster pads and trash enclosures, cleaned and disinfected
- Fences
- Signage
- Rust and graffiti removal

Soft wash or pressure, depending on the surface
Concrete can take the pressure. Siding, stucco, and painted surfaces can't.
Those walls get a soft wash instead. It's low pressure, with a cleaning solution that lifts the mold and mildew and the algae, and then a rinse. A building with a stucco front and a concrete walk gets both on the same visit. There's more on the low-pressure side on our soft wash house washing page.
Who we do it for
We work for HOAs, condo associations, property managers, and landlords. On the business side, it's restaurants and offices, plus storefronts with apartments above.
At a restaurant, that means the entrance, the drive-thru lane, and the dumpster pad. Walkways and fences are the job at an HOA or a condo association. Entry signs too. A property manager or a landlord gets one contact for the outside of the building.
Part of the commercial quarterly plan
On the Commercial Quarterly Maintenance Plan, pressure washing happens on the spring visit. We wash the facade and the entryways, and on the same visit, the fences and the signage. The drive-thru lane too, if there is one. Walkways, sidewalks, and patios get power washed. Then we clear and flush the gutters and downspouts, along with the roof drains and scuppers. If the property has a trash enclosure, it gets cleaned and disinfected in the summer.
The plan also covers alarm and lighting checks and the handyman list, and you get photos after every visit.
The White Sands in Seaside Park
At the White Sands in Seaside Park, NJ, we run the maintenance for Pinnacle Property Management. That's 17 visits a year, twice in some months, for exterior and common-area upkeep, with a photo report after every visit.
It's the same property where the planter pots landed on the AC units, and those condensers could've cost over $20,000 to replace. The blog post has the rest.
What to expect
You deal with one contact for the property and get one invoice per visit. The crew is Nick and a field operations manager, and every visit gets time-stamped before and after photos and a written report.
That way, an HOA board member or a manager who wasn't on site still sees exactly what got done.
Questions we get about Commercial Pressure Washing
Yes. We're licensed, bonded, and insured, with general liability and workers' compensation. NJHIC #13VH13963600.
Parking lots get swept. If there's something else on the property you want cleaned, ask us, and we'll tell you straight whether it's something we do.
We work every day, 8am to 5pm, and the visit gets booked inside those hours.
Not when the pressure matches the surface. Concrete gets the high pressure. Siding and stucco get a soft wash at low pressure, and so do painted surfaces.
On the Commercial Quarterly Maintenance Plan, the building and walkways get washed every spring and the trash enclosure every summer. We'll tell you what we see after the first visit.
