Power Washing and Pressure Washing in Ocean & Monmouth County, NJ

We power wash the driveways and sidewalks around your property, plus the patios and pool decks, and we do wood decks and fences too. The dirt comes off. So does the algae and years of buildup with it. We're Sterling Properties Cleaning & Maintenance, based in Pine Beach and working all over Ocean and Monmouth County, in Toms River, Brick, Lacey, Wall Township, and the towns around them.
We match the pressure to the surface. Concrete gets all the force it can take, and on wood we turn it down to a gentler setting. Siding is a different job altogether, and we don't high-pressure wash a house. That's what our soft wash house washing is for.

What power washing includes
We bring a commercial pressure washer and a round surface cleaner, which does flat concrete in even passes instead of leaving stripes. If a stain or the algae needs more than water, we put a cleaning solution down first and give it time to work before we rinse it off.
- Driveways, sidewalks, and walkways
- Patios, pool decks, and paver areas
- Wood and composite decks
- Fences, brick and concrete walls
House siding isn't on that list, and neither is anything else high pressure would damage. Those get a soft wash.
Why Shore surfaces need it more often
The Jersey Shore is hard on hard surfaces. Salt air leaves a film. Sand gets ground into the pores of the concrete and pavers, and the humidity feeds the green and black algae that shows up first on the shaded, north-facing side of a patio. By late fall, the leaves have stained whatever they sat on.
Most driveways and patios get by on one wash every 12 months. Same for most other hard surfaces. Rentals often need one before the season and another at turnover, and with the foot traffic a commercial walkway takes, more than one visit a year is pretty common.

Residential and commercial power washing
At a house, it's usually the driveway and the front walk, plus the patio or deck and the fence. On a commercial property, the stained entrance is the first thing a customer sees. And if the walkway's slick, that's a liability.
Property managers and HOAs across Ocean and Monmouth County hire us for it as part of their commercial property maintenance. We also do it for restaurants and banks, and for offices and retail chains.
Commercial buildings, HOA common areas, dumpster pads and walkways are on our commercial pressure washing page.
Power washing on the Quarterly Maintenance Plan
Power washing comes in the second quarter of the Quarterly Maintenance Plan, April through June, for homeowners and commercial properties alike. The siding wash and the gutter cleaning happen on that same visit, so the whole outside gets done in one trip before summer. The commercial plan does more that in spring. The facade and entryways get washed. Drive-thru lanes and fences too, and the signage.
The plan is also how we catch things early, like the roof leak a routine visit turned up in Lavallette. It's not an HVAC membership. The checklist, quarter by quarter, is on the home maintenance plan page.
What you get after the wash
Every surface gets a time-stamped photo before we touch it and another when we're done. You get them in a report with the invoice. Anything else we notice while we're there, like a cracked paver or a loose fence post, goes in the report too. Sean's Google review starts with "Before and after pics." and goes on to say "Good communication, fair pricing and a well done job."

- A rental due for turnover or a listing about to be photographed
Questions we get about Power Washing
Once a year is right for most driveways, patios, and other hard surfaces in our part of New Jersey. Rentals and busy commercial walkways sometimes need a second visit.
Driveways and sidewalks, plus patios and pool decks, whether they're concrete, brick, or pavers. Wood decks and fences too. We set the pressure for the material so nothing gets etched or splintered.
No. High pressure can force water behind siding and strip the paint, so we don't use it on the outside of a house. Siding, stucco, and brick get a soft wash instead, and that's a separate service with its own page.
Yes, as long as the pressure matches the surface. Concrete and pavers can take a high setting. On wood, composite, and fences, we go lower and use a wider nozzle, and that's the difference between cleaning a deck and furring it.
Only when water alone won't lift a stain or kill the algae. Then we use cleaners that are safe for the plants and pets around the work area, and we rinse everything down afterward.
