Gutter Cleaning and Downspout Flushing in Ocean & Monmouth County, NJ

A gutter in Barnegat, NJ after we cleared out the pine needles

A gutter can look clean from the ground with the downspout packed solid at the elbow, and it's still a clogged gutter. That's why our gutter cleaning doesn't stop at clearing out everything that's collected up there. We flush every downspout with water until it runs clear at the bottom. It's not an add-on, the flush comes with every gutter job we do.

We clean gutters on homes and commercial buildings all over Ocean and Monmouth County, in Toms River, Brick, Lacey, Wall Township, and the towns around them. Sterling Properties Cleaning & Maintenance is a Pine Beach company.

What's in a gutter cleaning

First, the leaves come out, along with the shingle grit, the seed pods, and whatever else is in there. Then we run water through each downspout from the top and watch for it at the bottom, and if it doesn't come through, we work the clog out. Usually that's at the elbow or the first bend. We also check that the downspout extensions and splash blocks are still pointing water away from the foundation.

Fixing or replacing gutters isn't included, but if we find a gutter pulling off the fascia or a seam that leaks, it goes in your report with a photo.

When gutters clog at the Shore

Late fall is the obvious one, and a gutter that was clean in October can be full by Thanksgiving. People miss late spring. That's when the pollen and oak catkins come down with the maple seeds and pine needles, and together they build a mat that holds water. In between, a Shore gutter collects sand and salt grit that settles at the low end and slowly closes off the downspout.

We recommend two cleanings a year, late spring and late fall. Winter is when a clogged gutter does real damage, because the water it holds freezes, backs up under the shingles, and comes through the ceiling.

Houses, flat roofs, and commercial buildings

A house has gutters and downspouts around the roof, and that's the job. Plenty of commercial buildings don't have gutters at all. A flat roof drains through roof drains and scuppers, and those clog with the same leaves and grit plus whatever the wind puts up there. A blocked roof drain means standing water on a flat roof, and standing water finds the seam.

Our commercial gutter cleaning covers the gutters and downspouts, plus the roof drains and scuppers. Across both counties, it's part of the commercial property maintenance we do for property managers, HOAs, offices, restaurants, and retail buildings.

Twice a year on the Quarterly Maintenance Plan

The Quarterly Maintenance Plan cleans the gutters and downspouts twice, once in the second quarter, April through June, and again in the fourth, October through December. That lines up with the two times a year gutters fill. Commercial properties get the roof drains and scuppers done on both visits. In spring, the gutters go along with the exterior washing. The fall cleaning happens on the visit where we get the handyman work done before winter.

Being up there twice a year is also how we see the roof. That's how a quarterly visit in Lavallette caught failed flashing in time. The plan isn't an HVAC membership, and what it covers, quarter by quarter, is on the Quarterly Maintenance Plan page.

Photos from the ladder

We photograph each run of gutter before and after, time-stamped, plus the water coming out of each downspout so you can see that it flows. Anything we saw from the ladder goes in the report. If there are lifted shingles or a loose downspout strap, it's in there. Same with a gutter that doesn't pitch toward the outlet anymore, or moss on the north slope. We're licensed, bonded, and insured, NJHIC #13VH13963600.

Signs your gutters need cleaning

  • Water pouring over the front edge in a storm
  • Puddles or washed-out mulch under a downspout
  • Plants growing out of the gutter
  • Staining or peeling paint on the fascia board
  • Icicles along the gutter line in winter

Gutter cleaning by town

Gutter cleaning in Toms River

The wooded streets fill gutters every fall, and the river and bay sides add pine needles that slip past guards and pack the downspout elbows.

Gutter cleaning in Brick

Herbertsville and the streets north of Route 70 are oak and maple country, and the lagoon-side homes get needles and salt grit. Two cleanings a year is the normal rhythm.

Gutter cleaning in Lacey Township and Forked River

Pine needles are the problem here. They don't clog the gutter so much as the downspout, which is why we flush every downspout until it runs clear.

Gutter cleaning in Barnegat

Barnegat is pine needles too. On August 26, 2025, we cleared a run there that was packed solid with them and worked the needles out of every downspout. That's the job in the video on this page.

Gutter cleaning in Point Pleasant

On April 19, 2026, a Point Pleasant gutter over a deck gave up leaves, roof grit, and a layer of black sludge, and we ran water through it until it came out clean. Caught in April, before the summer storms.

Gutter cleaning in Wall Township, Monmouth County

Big lots and mature trees. Gutters here need the late-fall cleaning after the leaves are down, and often a spring one after the seed pods.

Questions we get about Gutter Cleaning & Downspout Flushing

Late spring and late fall. The spring cleaning gets out what builds up over the warm months. In late fall, we're after the leaves, before winter freezes whatever's left in there.

Both, every time. We run water through each downspout until it comes out the bottom clear. A clear gutter with a blocked downspout still overflows.

Gutter cleaning starts at $200. Ask when you call, and you get the number before we come.

Watch for water spilling over the edge during rain, or puddles under the downspouts. Plants sprouting from the gutter and stains on the fascia board are the other usual signs.

Yes. That's part of our commercial gutter service, and it's on the commercial Quarterly Maintenance Plan in both spring and fall.

We photograph it and put it in your report with a note on what we saw. Small fixes can be quoted as handyman work, so ask us and we'll tell you whether it's something we do.

Guards keep the leaves out, but pine needles, seed pods, and shingle grit get through, and the guards clog at the seams. So the cleaning gets harder, and you still need it. We don't sell them. If you've got them, we still check the gutter and flush the downspouts, and we'll tell you if a section isn't doing its job.
