Shelves that need hanging. A piece of trim that rotted, a loose railing, a cabinet door that won't stay shut. Then there's the filters and the batteries. Each job's too small to call anybody about, so that list never gets done. That's what our handyman services are for. We do the whole list in one visit, and we do it right.
Sterling Properties Cleaning & Maintenance does handyman work out of Pine Beach for homeowners, landlords, and businesses. We work across Ocean and Monmouth County, from Lacey up through Toms River and Brick to Wall Township, and the towns near them.

What goes on the handyman list
Bring us the list. These are the things that usually end up on it, and if yours isn't here, ask.
- Hanging shelves, pictures, mirrors, blinds, and curtain rods
- Replacing damaged trim and small carpentry fixes
- HVAC filter replacement
- Smoke and CO alarm testing and battery replacement
- Exhaust vent, range hood, refrigerator coil, and dishwasher filter cleaning
- Low ceiling fan cleaning
- Garage door tune-up
- Light landscaping
Anything that needs a plumber, an electrician, or a roofer, we leave to them. If something on your list is one of those, we'll say so, and where we can, we'll point you to someone local.
Two jobs our customers wrote about
Thomas called us about some damaged trim, and this is what he put in his Google review. "I needed some damaged trim replaced and I just can't do the jobs I use to do. I called Sterling Maintenance and was able to speak directly with Nick who owns the company. Nick came right over and gave me an estimate and completed the job in just one visit." He finished it with "Great value at fair price. I'm sold on Sterling!!"
Erika left us this one after we did her blinds and vents. "He installed all the blinds in our 4,000 square foot home and installed all new vents as pictured. This made a big difference in the esthetic of the home. Thank you for a job well done!"

Handyman work in Toms River
Two of the jobs on this page are from Toms River, NJ, the next town over from our base in Pine Beach. In March 2025, we built a wooden shelving unit and put it up on a garage wall that had been bare, with the lumber lying on the floor. The gate job was in April 2025. We took out an old weathered wooden gate, then built a new wooden gate and hung it in its place.
The shelving before and after and the gate photos you see here are from those two jobs.
Handyman work in Brick
Brick, NJ is up Route 70 from Pine Beach. The postwar ranches and capes off Route 70 and Route 88 are decades old, so the list there runs to rotted trim and tired caulk around the tub. Blinds stop closing, and the bathroom exhaust vents clog. Over in Shore Acres and Baywood, it's the lagoon homes, a lot of them raised after Sandy, which put the siding, windows, and gutters a full story higher. Jobs the owner used to do from a stepladder now need proper ladders.
In Brick, the easy way to get it done is on a visit you've already got booked. Add the list to a house wash or a gutter cleaning, or to the fall visit on the Quarterly Maintenance Plan, where light handyman work is already on the checklist. That way it's one visit and one invoice, with a photo of every item.
Handyman work in Wall Township and Monmouth County
Wall Township, NJ is the Monmouth County end of our range, a run up the Parkway from Pine Beach. The video on this page is from a Wall Township bathroom in December 2025, where the old caulk around the tub had to come out before new caulk could go on. The houses up there are bigger colonials under oaks and maples, so the handyman list is longer too: blinds and shelves, trim, filters and alarm batteries, and the exhaust vents.
There's more on our work in Wall Township, binder clips included.
Honey-do lists and commercial buildings
At home it's the honey-do list. A commercial building has safety items to keep up with on top of that, so our commercial handyman work adds emergency lighting testing and battery replacement, along with smoke and CO alarm testing. Light bulbs get replaced, and we do the fixture cleaning. Then the bathroom exhaust vents, the shelving and fixture installs, and the small carpentry fixes. The overhead door gets a tune-up too.
The commercial work is part of our commercial property maintenance for property managers, HOAs, and landlords, all across both counties. We do it for offices and restaurants as well, and for banks and senior care facilities. Vito had us at his home and at his office building, and he wrote "They were reasonable, honest and professional. We were very pleased!"
Handyman visits on the plan, twice a year
The Quarterly Maintenance Plan has handyman work on it twice a year, once in the first quarter, January through March, and again in the fourth quarter, October through December. Winter's the visit with the dryer vent, so the list gets done alongside that and the exhaust vents. The appliance filters and the smoke and CO alarm batteries are on that visit as well. Come fall, it rides along with the gutter cleaning and the light landscaping. That's also when we do the low ceiling fan cleaning, and a garage door tune-up before winter.
Thomas heard about the plan from us while we were there doing his trim, and he mentioned it in his review. The plan isn't the HVAC membership a heating and cooling company sells. It's the handyman list, the dryer vent, the exterior and the gutters, with the full checklist on the home maintenance plan page.
The quote, the photos, and the invoice
You get a quote first. Most small repairs and maintenance items are a flat rate, so you know the number before we pick up a tool. The photos come to you in a report with the invoice, a time-stamped before and after for every item on the list. We're insured, bonded, and licensed, NJHIC #13VH13963600.
Signs you need a handyman visit
- A list on the fridge that's been there since spring
- A smoke alarm that chirps at night
- Trim or a railing you've stopped noticing is broken
- A rental between tenants with a punch list
Questions we get about Handyman Services
We hang shelves, pictures, blinds and curtain rods, and we take care of damaged trim and small carpentry. On the maintenance side, it's the filters and alarm batteries, plus the exhaust vents and appliance coils.
It depends on the job. Most small repairs and maintenance items are a flat rate, and you get the number before we start. Anything bigger or unusual, we quote after we've had a look.
Yes. Plenty of customers have us in every quarter to keep the filters and alarms up to date. We do the fixtures and bulbs on those visits too.
Yes. Emergency lighting tests and alarm batteries are on our commercial list. So are bulb and fixture work, shelving installs, and small carpentry.
We tell you. If it needs a plumber, an electrician, or a roofer, we'll say so and point you to someone local where we can. We'd rather pass on a small job than do one badly.
Yes. Toms River is the next town over from our base in Pine Beach, and Brick is up Route 70. Send the list with a photo of each item, and we'll quote it, most of the time the same day, then do the whole list in one visit.
Yes. Wall Township is where we're up most on the Monmouth side, and the towns around it are inside the hour too. The bathtub re-caulk in the video on this page was a Wall Township job. Text us the list and a photo of each item, and you'll have a price before we drive up.
