Lacey Township, NJ is a short run down Route 9 or the Parkway from us in Pine Beach. Most people who say Lacey mean Forked River or Lanoka Harbor. We cover both, plus the rest of the township.
It stretches from the lagoon neighborhoods on Barnegat Bay west into the Pine Barrens. Older capes and ranches sit on the water, and back in the pines along the Parkway you'll find newer developments and adult communities.
Mostly a year-round town. We take time-stamped before and after photos on every Lacey job and send them to you.

Pine needles, pollen and shade
In Lacey, it starts with the pines. They drop needles every season. The needles mat down in the gutter tighter than leaves ever do, then slide into the downspout and pack it solid. By the time you see water running over the front edge, that downspout has usually been blocked for months.
Every May the pollen comes down thick and yellow on the driveways and patios, and once it gets wet it stains. Pool decks too. Give it a shaded lot and that stain is green algae by August. The north side of your house goes the same way.
Down by the bay in Forked River and Lanoka Harbor, the salt air hazes up your windows and keeps the lagoon-side pavers damp.

What a Lacey house needs most
- Gutter cleaning and downspout flushing, twice a year under the pines, with every downspout flushed.
- Soft wash house washing for vinyl, stucco, and brick, done at low pressure with a cleaning solution that lifts the mold and mildew along with the algae.
- Power washing for driveways, sidewalks, patios, pool decks, brick, pavers, and fences.
- Window cleaning inside and out, up to the second story, screens, sills, and frames included.
- Handyman repairs including shelves, blinds, trim, filters, batteries, exhaust vents, and small carpentry.
A quarterly plan for a house under the trees
Plenty of Lacey homeowners have a yard full of pines and zero interest in climbing a ladder four times a year. That's who the Quarterly Maintenance Plan is for.
Winter, we do the dryer vent and the filters and change the alarm batteries. Spring is the siding wash and the power wash, then the gutters. Summer is the windows and the AC coil. Fall brings the second gutter cleaning and the handyman list. Every item is on the home maintenance plan page.
Lisa's Google review said, "I had a great experience with Sterling Properties. Nick, the owner, is extremely professional and does an amazing job. I'm very pleased and will not hesitate to use them again."
Commercial maintenance on Route 9 in Lacey
Route 9 through Forked River and Lanoka Harbor is one small plaza or restaurant after another, with marinas and offices mixed in. If you're a landlord or a property manager along there, or an HOA, you can put your properties on our Commercial Quarterly Maintenance Plan. We wash the exterior and pressure wash the walkways, then clear the roof drains, and we check the alarms and lighting while we're there. We work through the handyman list too. Photos after every visit.
What Lacey Township customers ask us
Yes, both. The rest of Lacey Township with them, the lagoon streets by the bay and the developments by the Parkway, all inside our normal range.
Under pines, twice a year is the minimum, usually late spring and late fall. Needles head straight for the downspout, so we flush every one on every visit.
Yes. Power washing with a surface cleaner takes off the pollen film and the algae that grows on it. Concrete and pavers can take more pressure than wood or composite, so we turn it down for those.
Yes. We're licensed, bonded, and insured in New Jersey, NJHIC #13VH13963600, and Lacey is one of the closest towns to our base in Pine Beach.
