Seaside Park, NJ, is the quiet end of the barrier island, at the south end of the boardwalk and just north of the gate to Island Beach State Park. We cross the Route 37 bridge from Pine Beach to get there.

It's a mix of year-round families and summer houses that sit empty from October to May. There are rental buildings that turn over every week in season, too, and larger properties run by management companies.

Whichever one you've got, every job comes with time-stamped before and after photos.

Window cleaning on a shore home: clear glass after the salt film was removed

Salt on both sides

With the ocean on one side of town and Barnegat Bay on the other, salt lands on everything. It leaves a white film on the windows that rain won't rinse off. Vinyl siding goes chalky on the ocean side. The shaded side grows mildew instead. All summer the outdoor AC condensing units pull salt air through their fins, until the fins corrode and clog.

A rental that turns over every week in season works the dryer and the water heater harder than any family home, and the air conditioning too. By Labor Day the dryer vent is full of lint and the coils have a crust on them.

Catching a problem at the White Sands before it cost $20,000

We run the maintenance at the White Sands in Seaside Park for Pinnacle Property Management, 17 visits a year. On one of those visits, we found that a tenant had dumped their planter pots out a window, and the soil and debris had gone down the siding and into the AC condensing units below.

Since we were already there on a schedule, we caught it early and cleaned out the units before anything inside them got damaged. No repair needed. Replacing the condensers could potentially have cost over $20,000.

That's the whole point of a recurring plan. Somebody who knows the building is looking at it on a schedule and taking photos, so the small stuff gets caught early.

Plans for rentals and managed buildings

If you're a landlord with a couple of summer rentals, a quarterly plan follows the season. Spring, we wash the outside and clear the gutters. The windows and AC coils get done in summer. Once the tenants leave in the fall, we come back for the gutters and the dryer vent, and in winter, while the house sits empty, it's filters and alarm batteries and whatever small repairs it needs.

Property managers and condo associations get the commercial version. We do the facade washing and pressure wash the walkways. Roof drains get cleared too. Then there's the emergency lighting and alarm checks and the handyman list. We photograph all of it so you can forward the record to an owner who lives two hours away.

Salt haze comes off both the ocean and the bay, and it bakes onto the glass within a week of a windy day. We do the windows inside and out along with the screens, sills, and frames, up to the second story. On a rental, have them done the week before the season opens and again after Labor Day so the turnover photos look right.

Dryer vent cleaning in Seaside Park

A rental dryer runs every changeover day, all summer. Plenty of houses here were raised after Sandy, so the vent now drops down through the lower level before it gets outside, a long run with bends in it that packs with lint. We clear the whole run from the dryer to the hood outside and check the flap. On the plan, it's done in the first quarter, and rental managers book it on its own before Memorial Day.

Soft wash house washing in Seaside Park

The north side and the bay side go green here. The rest of the house gets a gray salt film. Our soft wash is low pressure. The cleaning solution does the work, so nothing gets forced behind the siding. We wet the plantings down before and after, and you get photos of every side.

Handyman work in Seaside Park

Between tenants, the list is blinds and screens and towel bars. A deck railing that's come loose. Batteries in every alarm, and the bathroom exhaust vents. We do it all in one visit, on one invoice, and you get a photo of each item once it's done. Emergency lighting tests are commercial only, and we can do those on the same trip.

What Seaside Park customers ask us

Yes. Changeover day is tight, so the outside work and the dryer vent or coil cleaning usually go on a weekday when the house is empty. Tell us your turnover schedule.

Yes. We already do it for Pinnacle Property Management at the White Sands, 17 visits a year. Other managers and associations get the same kind of plan, with time-stamped photos after every visit.

Twice a year is the usual answer on the mainland. Out here the salt film comes back faster, so a lot of owners have them done more often.
